European Union citizenship or permanent residence permit? You can get a standard mortgage
Are you from a member state of the European Union or from Liechtenstein, Norway, Iceland, or Switzerland? In this case, you can typically obtain a standard mortgage without difficulty. The same requirements that apply to Dutch nationals will apply to you.
If you are not from one of the aforementioned countries but hold a permanent residence permit, you are considered a non-temporary resident and can qualify for the same mortgage options as Dutch passport holders.
It is important to note that your income must be from salaried employment in the Netherlands. With an income from salaried employment from the Netherlands or income from your own business, you can borrow up to 100% of the market value of your home if you have a European nationality or a permanent residence permit. However, paid employment from abroad may not always be considered, as income or it could influence your loan capacity. Therefore, it is best to discuss this with a mortgage advisor.

Non-EU citizen and a temporary residence permit? You can still get a mortgage under certain conditions
Do you hold a non-European nationality and a temporary residence permit? You can often still purchase a home in the Netherlands. It is possible to obtain a standard mortgage as long as your residence purpose is not temporary. Mortgage conditions can vary by bank, with some requiring additional criteria, such as a minimum residency period of six months in the Netherlands.
